摘 要

经济的快速发展，人口老龄化的加剧，已经渐渐变成了巨大的社会压力。在老龄化社会，解决老人的养老问题已经显得十分迫切。而养老地产就是在这一新形势下发展起来的新产业，养老地产对我国的就业，经济和社会的发展都有巨大的现实意义。

虽然我国养老地产发展有了一定的进步，但是在发展模式、宏观政策、企业的方针、融资方面、相关配套设施以及医疗方面都不是很完善，导致了养老地产的发展局限。本文首先论述了我国养老地产未来的发展趋势，接着通过对养老地产目前发展中存在的问题进行深入的分析，最后，分别从政府，企业自身及相关行业等角度提出了相应的对策及建议。

The development trend of China's old-age real estate and its countermeasure research

Abstract

The rapid development of economy, the aggravation of population aging, has gradually become a great social pressure. In the aging society, it is urgent to solve the old age problem. Pension estate is a new industry developed under this new situation, old-age real estate has great practical significance to the employment, economic and social development of our country.

Although the development of old-age real estate in China has some progress, but in the development model, macro policies, the policy of enterprises, financing, related facilities and medical aspects are not perfect, leading to the development of old-age real estate limitations. This paper first discusses the future development trend of old-age real estate in China, and then through in-depth analysis of the existing problems in the development of old-age real estate, finally, from the government, enterprises themselves and related industries, put forward corresponding countermeasures and suggestions.

第一章 绪论

在我国人口老龄化大背景下，养老地产作为一种全新的地产模式，渐渐引起更多人的关注，也逐渐显现出它的巨大潜力。发展养老地产，促进资源合理利用，提升老人的生活质量，使老年人的晚年生活得到保障，进而促进整个社会的和谐，减少因为一些养老问题引发的社会焦点问题有着重大的实践意义。但是由于我国的养老地产在近几年才开始发展，规模较小，体制机制不完善不健全，在发展的过程中也出现了一些问题并遇到一些困难，因此需要进行探讨和研究解决对策。

1.1研究背景

进入21世纪，我国老年人口总数不断增多，占总人口比重不断上升，据统计，^[1]从2011年到2015年，全国60岁以上老年人由1.78亿增加到2.21亿，平均每年增加老年人860万；老年人口比重由13.3%增加到16%，如图1-1所示：
