摘 要

本设计以中海碧林湾为招投标对象，通过参阅资料与实习经历，编制了中海碧林湾物业管理招投标文件。其中招标文件包括：总则；物业管理服务内容及标准；投标须知；投标文件的编制；投标文件的递交与处理；评标与决标等。投标文件包括：投标报价与物业管理收支测算；企业综合说明书；管理文案及内容；常规物业管理服务及管理承诺；早期介入和前期物业管理。

本设计中招标的重点和难点为物业管理服务内容及标准，该内容与业主利益紧密相关，需要不断地完善保障业主利益。投标的重点是常规物业管理服务及管理承诺，与招标中物业管理服务内容及标准相对应。投标的难点是物业管理收支测算，该内容涉及大量的计算，因此需要不断地调整，使得结果合理。

Abstract

This design throughed the Bilinwan COHL for bidding，I wrote these papers by reading books and experience.The bidding documents include summary；the content and standard of property management service；instruction to bidders；the preparation of tender documents；the submittal and process of tender documents and the evaluation and award of bidding.The tender documents include tender offer and the measurement of income and cost；enterprise comprehensive instruction management of document；management of document；management commitment of property management；preceding stage of property management .

The key point and difficulty of bidding documents is the content and standard of property management service，because it is related to benefit of owners closely，so it is need processed constantly to protect owners.The key point of tender documents is management commitment of property management，it is correspond to content and standard of property management service.The difficulty of tender documents is tender offer and the measurement of income and cost，it need a lot of calculation.
