摘 要

近年来，共享经济作为一种“新兴”经济形态，正慢慢改变着人们的生活。尤其是以Airbnb为代表的房屋短租行业，凭借其在提高闲置房屋利用率、改变传统租房模式以及构造新型社交方式等方面的特点，迅速受到大众的欢迎。但是房屋短租共享经济中，房东和房客的安全问题时常受到威胁，如何保证他们的安全交易，提升他们对平台对彼此的信任度和安全感，是本文解决的重点。

本文首先总结了共享经济的发展现状，点明了研究线上房屋短租安全信任机制的意义。再具体地以线上房屋短租的领头企业——Airbnb为对象，研究其发展过程中的安全与信任问题的产生原因和解决措施，同时提出其未解决的问题。之后根据我国线上租房领域的实际情况，以租房平台安全问题为出发点，建立数据库安全审核机制和房源信息审核机制，介绍基本运作原理，提出具体改进措施；以资源供给信任问题为出发点，分析节点信任关系流程，并建立PeerTrust信任模型。

总之，本文针对线上短租房模式安全与信任的现状、案例及模型等的概念阐述，对于线上房屋短租的研究有着一定的理论参考价值；本文建立的平台安全机制和资源供给信任机制，对线上租房面临的问题有实际的运用价值。

Abstract

In recent years, as a kind of new economic form, shared economy is slowly changing people's life. In particular, Airbnb represented by an short housing rental industry, with its features in improving the utilization ratio of idle housing, change the traditional model of renting and way of new social constructing, quickly was welcomed by the public. But in short house rental sharing economy, the landlord and the tenant's security problems are often threatened, how to ensure their safety trading, improve their credibility and security for platform or for each other, is the focus of this paper to solve.

Firstly, the paper summarizes current situation of the development of the Shared economic and points out the significance of researching short rent housing safe trust mechanism. Then, more specifically make the shore rental leading companies--Airbnb as a object, study its security and trust issues in the development of the causes and solutions, and puts forward the unsolved problem. After, according to the actual situation in the field of rent, make the rent platform security issues as a starting point, establish the database security audit mechanism and housing information audit system, introduces the basic operation principle, and put forward specific improvement measures; make the supply trust issues as a starting point, analyze the process node trust relationship, and to establish PeerTrust trust models.

In short, this paper aims at short housing rental mode’s current situation of security and trust, and the concept of case and model, for the study of online rental it has certain theory reference value; This paper set up the platform of supply trust mechanism, security mechanism and resources for online rental problem has practical use value.

1.1课题研究的背景及目的

在这个“互联网 ”飞速发展的时代，社会对互联网广泛地接纳，共享经济思维渐渐得到认同，共享经济逐渐走进了人们的生活。手机网络、在线支付、共享平台与社交网络等互联网相关服务快速进步，共享经济这一模式的到来明显地改变了人们的生活方式。共享经济实际是利用网络信息平台，集中闲散资源的使用权，供有对应需求的客户共享。这一经济形态能很大程度实现了物尽其用，它是在传统经济下的衍生，却因其独有的构成要素与运行机制而有别于传统经济。

旅游行业飞速发展以及房地产行业泡沫经济下，由于房产具有强烈的区域属性，一部分人在某个区域都有足够的房产资源，部分房产资源并不是自己时刻都占有的，同时，另一部分人在此区域没有任何房产，相对于耗费大量成本去购置一处房产，大部分人会选择临时租用，这时，房屋短租共享经济就应运而生。它的重点就是把空置房屋资源收集再利用，通过线上平台完成租住交易。但是，在现有的共享经济平台发展中，资源提供者和资源利用者的利益经常被损害，如何保障资源共享这一过程的可信度与安全性，是共享经济下最需要解决的问题之一，也就是在共享经济中资源供给的安全与信任机制建立的问题。
