浅谈人民币贬值的动因及对我国房地产市场的影响毕业论文

摘 要
自2005年我国开始进行汇率制度改革,实行有管理的浮动汇率制度起,近9年来,人民币一度处在单边升值的状态,低套利成本吸引了大量的外资流入我国,抬高了我国的资本价格,国内的通货膨胀现象严重。2008年金融危机爆发后,人民币对美元出现了短期的下滑,但很快就恢复过来了,直到2015年起,受各方面因素的影响,人民币开始走向了贬值的征程,对我国经济的发展产生了巨大的影响,而作为资本密集型产业的房地产,人民币贬值对其影响不容小觑,即使政府多次出台各种相关政策来改变房地产行业下滑的趋势,但房地产行业的资金和库存压力仍然在不断增加,并且出现了房价两级分化的情况。房地产作为我国经济发展的一大支柱,对其进行探究具有深刻的意义。
本文将分为四个部分来进行研究。第一部分分析了现阶段我国人民币贬值的现象,并采用对比分析、参考文献和数据分析的方法对人民币贬值的影响因素进行分析,第二部分简单介绍了我国房地产市场的现状,第三部分则分析了人民币贬值对我国房地产市场的影响,最后针对人民币贬值对我国房地产市场的影响提出相应的对策,以期为我国房地产事业的发展贡献自己的一份绵薄之力。
本文在研究方法上的特色主要有两点。第一,研究角度的选取比较独特,目前国内外针对人民币贬值的动因和对我国经济的影响的相关研究很多,但针对我国房地产市场的影响的研究相对较少;第二,参考了大量的文献和数据,能够较为全面的介绍人民币贬值现象的原因及对我国房地产市场的影响。

Abstract
Since 2005, China began to carry out the reform of exchange rate system, implement a managed floating exchange rate system, the past nine years, the RMB was in a unilateral appreciation of the state, the low cost of arbitrage to attract a large number of foreign capital inflows to China, China raised the price of capital, domestic inflation is serious. 08 years after the outbreak of the financial crisis, the RMB appeared short-term decline in the dollar, but soon recovered, until 2015, affected by various factors, the RMB began to depreciate the journey, has a great impact on the development of China's economy, and as the capital intensive real estate industry the influence of the devaluation of the renminbi, should not be underestimated, even if the government has repeatedly introduced various policies to change the real estate industry downturn, but the capital of the real estate industry and the stock pressure is still increasing, and the emergence of a real two level differentiation situation. Real estate as a pillar of China's economic development, to explore it is of profound significance.
This paper will be divided into four parts to study. The first part of the analysis of the present stage of China's RMB devaluation phenomenon, and the method of comparative analysis, literature and data analysis on the influence factors of the devaluation of the renminbi to carry on the analysis, the second part introduces the current situation of China's real estate market, the third part analyzes the impact of RMB appreciation on China's real estate market, finally the impact of devaluation on the real estate market in China and put forward corresponding countermeasures, in order to a force for the development of China's real estate industry to contribute their.
There are two main characteristics of the research methods in this paper. First, the selection of research perspective is unique, at present a lot of research on the influence factors of RMB devaluation and the economy of our country at home and abroad, but the study of the influence on China's real estate market is relatively small; second, refer to a large number of documents and data, the reason to introduce a comprehensive phenomenon of RMB devaluation and impact on the real estate market in china.
