摘 要

如今这个社会科技发展异常迅速，形成了一个以计算机为核心的巨大的“关系网”。互联网的发展极为迅速，世界的各个角落都有互联网的存在。互联网带来的便捷大大提高了人们的生活和工作的效率，现如今的社会中，几乎每个人都会使用网络，互联网的功能也越来越多。

现今的社会房屋需求量巨大，房贷的出现更让其出现一种暴增的趋势，新房更加供不应求，房产替代黄金成为一种更加保值的投资产品，相应的二手房屋买卖量也与日俱增，传统的房屋买卖方式效率低下，信息封闭，卖方想卖却无人问津，买方想买却无房可寻。此时网上二手房屋销售系统就显得格外重要，可以在网上出售和选购中意的房屋，为买卖双方提供了一个方便便捷的平台。

论文非常详尽的说明了系统所具有的各项功能，并且对于系统的设计开发的过程进行了详细的介绍，主要包括了系统的设计理念、数据库的设计和开发、软件测试等等。为完成本次设计，采用了JAVA语言，使用myeclipse作为软件开发的平台、以tomcat服务器为运行服务器、运用MySql数据库来对数据进行存储和调用。本次设计采用的设计理念是MVC的设计理论。本系统较为完整的实现了房屋的信息管理、业主信息管理、客户信息管理、销售报表统计、信息审核、资料修改。系统基本上实现了二手房屋销售的基本功能，能够让用户很方便的进行房屋买卖。本系统页面简单直观，功能易于操作和使用。

The present social housing demand is huge, the emergence of housing loan makes it more and more violent, the new housing is more in short supply, the real estate instead of gold has become a more guaranteed investment product, the corresponding second-hand housing sales are also increasing, the traditional way of housing sale is inefficient, the information is closed, the seller wants to sell. But the buyer wants to buy, but there is no room to find. Then the online second-hand housing sales system is particularly important. It can be sold and selected on the Internet, providing a convenient and convenient platform for both buyers and sellers.

The paper details the design and implementation process of the second-hand housing sales system as well as the functions of the system. This design uses the Java advanced programming language of Sun company. The tools are MyEclipse, Tomcat server, MySql database and Google browser. This design will use the design pattern of MVC, where M is the model (model), V is the view (view), and C is the controller (controller). The system realizes housing information management, owner information management, customer information management, sales report statistics, information audit and data modification.
