摘 要

二十一世纪由于网络和计算机越来越多的普及。人民和国家的富强，我们的生活水平也在不断地提高。使得我们在选房买房的时候不仅仅对房屋本身的质量、美观和周边交通交通的方便等要素要求更高，而且也对整个小区的物业管理和服务的要求更高。因此智能化的小区物业管理系统就自然而然的产生出来了。论文详细地说明了小区物业管理系统的需求分析、设计与实现的开发步骤、运用到技术以及整体的业务流程，全面的说明了开发一个完整的系统需要经历的步骤。

小区物业管理系统的设计和实现完全符合操作简单，美观易懂，方便维护和管理的特点。本系统是基于Java语言、数据库是使用的MySQL编写软件使用MyEclipse实现的。最终能提供给用户一个良好的网站系统。本论文将会从最开始的需求分析到最终的结果测试逐一介绍。最终体现出本系统能提供一个操作简便、功能完整、运行流畅、美观大方的小区物业管理系统。

Residential property management system

Abstract

Due to the increasing popularity of the Internet and computers in twenty-first Century. The people and the country"s prosperity and strength, our living standards are constantly improving. Let us in the election room to buy a house, not only for the quality of the housing itself, beautiful and convenient surrounding traffic and other factors require higher, but also for the entire area of property management and service requirements higher. Therefore, intelligent residential property management system will naturally come out. The detailed description of the analysis, the real estate management system design and development process, realize the demand to make use of the technology and the overall business process, the comprehensive description of the development of a complete system needs to go through the steps. Residential property management system design and implementation is fully in line with simple, easy to understand, easy maintenance and management features. The system is based on the Java language, the database is the use of MySQL software written using MyEclipse. Ultimately to provide users with a good web site system. This paper will introduce the requirement analysis from the beginning to the final result. Finally, the system can provide a simple operation, complete function, smooth running, beautiful and generous residential property management system.

引 言

1.1选题背景和意义

有人居住的地方，就需要人去管理，所以才会产生物业管理公司。物业管理公司以前是传统的管理方式，使用excel表格来在存储和处理业务信息，这就会存在着许多弊端，有时候会因为一些难以避免的人为因素等，经常造成已经记录好的数据的丢失、遗漏、误报。而使用计算机信息化网络化的管理能存储大量的有用信息、对信息的更新速度更快、信息安全长久不丢失等太多的优点，使我们需要处理的信息能更加及时快捷安全的完成。物业管理公司为了给客户提供安全、便捷、能尽量满足客户需求的服务和能便于自己更高效的管理整个小区物业，因此开发出了小区物业管理系统。

本系统的开发设计完成，将会使得物业管理变得更轻松、更有效率。将会把物业管理行业领进新的时代。

1.2研究的主要内容

1.从技术上来说，本系统使用的是B/S（Browse/Server的简称）结构。因为传统的C/S（Client/Server的简称）结构的灵活性较差、升级相对来说更困难、维护管理的工作量大等诸多缺陷。所以在今天它也不适应现在的信息网络技术的飞速发展了。伴随着WEB技术的日渐成熟，Browse/Server(简称B/S)结构已经逐渐成为了取代Client/Server (简称C/S)结构的一种全新的技术。采用B/S结构的软件的优势在于：

(1)不用客户端，只要有浏览器就能访问，可维护性很高；
