摘 要

本次毕业设计项目为南京铁路公司锦庆里单身宿舍民国建筑室内改造设计。南京铁路公司锦庆里单身宿舍位于南京市鼓楼区花家桥8号，东侧紧邻多伦路及南京内环西线长江大桥连接线南北向高架，西靠通向狮子山风景区北祖师庵路，南临中山北路盐仓桥广场。项目区位属南京城北主城区，城市主干道与过江快速干道纵横交错，交通便利；周边居住社区和商圈配套成熟，生活氛围浓郁，特别是西北紧邻见证清末民初洋务运动的著名历史遗存江南水师学堂。

本案所在锦庆里占地不足一千平米，由沿街两层联排民国建筑小楼，内院一栋建国后所建四层高、单边阳台式连廊宿舍楼以及院内搭建配套用房若干组成。建筑布局沿街东南朝向，分两进里弄式院落前后布局。本次设计针对里弄前院沿街西侧小楼首层室内改造，改造面积约200多平米。该物业为民国文保建筑，并隶属南京铁路公司单身职工宿舍使用。宿舍人多地少，并受文保建筑格局等种种限制，房屋陈旧破损，空间局促，配套不足，亟待保护性开发与更新改造。

南京铁路公司锦庆里单身宿舍为铁路企业利用三产资源解决单身青年职工生活安置的服务性单位，有别于为执行铁路运输任务的驾乘人员提供食、宿、浴和叫班服务的间休室和行车公寓等生产线设施机构。单身宿舍是单身职工下班后业余生活场所，但为了改善职工生活条件，丰富职工业余文化生活，增进职工企业归属感和荣誉感，体现铁路行业特有文化理念和企业风采，仍需因地制宜实行统一管理、品质服务和规范运营。本次改造针对房屋现状和格局条件，在不改变文保建筑原样和安全前提下予以保护性更新，为宿舍区配套了职工健身房、阅览室、手工坊、餐厅以及宿舍管理用房等。

Interior Reconstruction Design of Jinqingli Single Dormitory

Building in Nanjing Railway Company

This graduation project is the interior renovation design of Jinqingli single dormitory of Nanjing Railway Company. Jinqingli single dormitory of Nanjing Railway Company is located at No. 8 Huajiaqiao, Gulou District, Nanjing City. It is adjacent to Duolun Road in the East and the North-South Viaduct of the Yangtze River Bridge in the west of Nanjing Inner Ring. It is adjacent to Shian Road in the north of Lion Mountain Scenic Area in the West and Yancangqiao Square in the north of Zhongshan Road in the south. The project is located in the main urban area of the north of Nanjing. The main urban road and the river-crossing expressway are crisscrossed and the traffic is convenient. The surrounding residential communities and business circles are well matched and the living atmosphere is strong. Especially, the northwest is close to the famous historic school of Jiangnan Navigator, which witnessed the Westernization Movement in the late Qing Dynasty and the early Republic of China.

The case is located in Jinqingli, which occupies less than 1,000 square meters. It consists of two-storey joint-row Republican building along the street, a four-storey dormitory building with one-sided balcony corridor built after the founding of the People's Republic of China in the inner courtyard and supporting buildings built in the courtyard. The layout of the building is along the southeast of the street, and is divided into two parts: the front and back of the lane courtyard. This design aims at the first floor indoor renovation of the small building on the west side of the street in the front yard of Linong, with an area of about 200 square meters. The property is a cultural preservation building of the Republic of China and is used by single staff dormitories of Nanjing Railway Company. The dormitory is crowded with fewer people and less land, and is subject to various constraints such as cultural and protective building pattern. The old and damaged houses, the limited space and the insufficient supporting facilities are in urgent need of protective development and renovation.

Jinqingli single dormitory of Nanjing Railway Company is a service unit for railway enterprises to solve the problem of living and resettlement of single young workers by utilizing the third industry resources. It is different from the production line facilities such as lounge, dormitory, bathing and call service for drivers and passengers who perform railway transportation tasks. Single dormitory is a spare-time living place for single workers after work, but in order to improve their living conditions, enrich their spare-time cultural life, enhance their sense of belonging and honor, and embody the unique cultural concept and enterprise demeanor of railway industry, it is still necessary to implement unified management, quality service and standardized operation according to local conditions. This renovation is aimed at the current situation and pattern conditions of the housing, without changing the original and safe premise of the cultural and conservation building, and provides the dormitory area with worker gymnasium, reading room, handicraft workshop, restaurant and dormitory management room, etc.
