摘 要

在建筑工程中，招投标活动是一种重要的市场行为，是一种以实现投资效益最大化为目的的经济法律行为。本次毕业设计是进行苏州通安镇农村1号改建房工程投标文件的编制。本工程的主体结构是底框结构，地上5层，地下一层。建设工程施工投标是经招标单位审查获得投标资格的建筑企业按照招标文件的要求，在规定的期限内向招标单位填报投标书并争取中标的法律行为。本投标文件是在仔细研究图纸、招标文件，认真复核工程量清单，深入调查市场情况下，根据本工程的实际情况编制的。编制投标文件应该首收集与项目有关的所有资料，熟悉与建设工程施工图纸内容相关的规范、定额和标准；其次对施工现场以及周围的环境条件进行考察与分析；然后，按照工程量计算规则复核工程量，根据工程实际情况编制施工组织设计，明确施工方案以及三大目标； 最后，投标人根据企业定额进行投标报价，研究投标报价策略争取最后中标。投标文件主要分为两大块的内容一是已标价工程量清单，即投标报价,是由分部分项工程量和单价措施项目清单与计价表，总价措施项目清单与计价表，综合单价分析表等组成；另一部分为施工组织设计，主要包括施工方案、进度计划、施工平面布置等。

本投标书内容包括商务标和技术标两部分。

Compilation of Bidding Documents for Reconstruction Project of Rural No.1 in Tong'an Town, Suzhou City

Abstract

In the construction project, bidding activities is an important market behavior, is to achieve a maximum investment efficiency for the purpose of economic and legal acts. This is the Suzhou Tongan Township, No. 1 alteration project tender documents . The project is the bottom frame structure, the ground 5 layers, the ground floor.Construction project bidding is a legal behavior, which is approved by the bid invitation unit and gets bidding qualification. The construction enterprises writes the bid documents that is in accordance with the requirements of the tender documents within the prescribed time limit. The tender documents is compiled through studying the drawings carefully and tender documents, checking the bill of quantities and a thorough investigation into the market situation according to the actual situation of the project establishment. Compiling the tender documents should firstly collects all the information related to the project, familiar with the construction of the norms and standard related to the content of the construction; Secondly, investigating and analyzing the construction site and the surrounding environment condition; Then,I check the quantities bill on the basis of the calculation rule of quantities, formulating construction organization design according to the engineering actual situation and enacting construction scheme and three goals; Finally, the bidder must give his bid price according to the enterprise quota and analyze the bid price strategy for winning the bidding.The bid documents are divided into two large part. The first part concludes priced bill of quantities which consists of partial quantity quotation sheet, measures the project quotation sheet and the comprehensive unit price analysis table etc; Another piece is construction organization design mainly including construction plan, schedule plan and the construction layout etc.

The contents of this tender include two parts: business standard and technical standard.
