摘 要

1996年，我国颁布了《造价工程师执业资格制度暂行规定》，造价工程师执业资格制度和工程造价咨询制度在我国正式建立。从进入21世纪以来，我国的建筑行业得到迅猛发展，工程造价行业也迅速发展。在以前实行的预算定额计价已经不能满足我国建筑行业的发张需要，工程量清单计价模式作为一种新型的计价模式，通过企业自主报价改变产品的价格属性，实现了建设产品从政府指导价向市场调节价过渡。同时采用工程量请打计价对于招投标文件的编制以及招投标的公开化、透明化有一定的意义。我的课题“万华金庭住宅楼工程量清单编制和B企业投标报价”，希望通过本次课题对工程造价行业以及工程量清单编制和招投标技巧有一些了解。

Wanhua Jinting Resettlement Building Project Quantity List Preparation and B Enterprise Bidding Price

Abstract

In 1996, China promulgated the“Interim provisions on the qualification system for cost engineers”, and the qualification system for cost engineers and the consulting for project cost were formally established in China.Since entering the 21st contury, china’s construction indutry has aiso developed rapidly.In the previous implementation of the budget quota pricing can not meet the development needs of China’s construction industry, the engineering quantity list pricing model as a new type of prcing model, through the company’s independent quoiation to change the price attributes of products, to achieve the construction of products from the goverment guidance price. The market adjusts the price tansition. At the same time, the use of engineering quantities, please calculate the price for the preparation of bidding documents and the opennes and transparency of bidding. My topic “Wanhua Jinting residential building project quantity list preparation and b enterprise bidding price”, I hope that through this topic, I have some understanding of the project cost industry and engineering quantity list preparation and bidding techiques.

第一部分

毕业设计综述

工程概况

1.1项目概况

本次所做的工程项目是万华金庭别墅项目住宅楼，工程建设地点为南安，建设单位为上海建工集团。工程规模建筑占地178㎡，总建筑面积612㎡，建筑层数为三层，高度为11.100m。本项目建筑等级为三级，主体结构合理使用年限为50年。耐火等级为二级。本工程为框架结构，抗震设防烈度七度，抗震等级为三级。室内外高差-1.000，室内地面设计标高±0.000.本设计图纸尺寸均以毫米为单位，标高及总平面以米为单位。

1.2墙体工程

墙体材料及厚度：外墙、楼梯墙采用190厚承重混凝土空心砌块，强度等级MU10，M5.0混合砂浆砌筑。内隔墙采用120厚非承重混凝土空心砌块，强度等级MU10，M5.0混合砂浆砌筑。墙体在地面以下-0.05处设墙身防潮层。内墙柱脚及门洞均用1:2水泥砂浆做100宽护墙角，2.0m高。窗台压顶做法：80厚C20细石砼同墙宽，内配2ɸ10，箍筋ɸ6@200.所有填充墙体自结构板面上砌三皮蒸压粉煤灰实心砖，首层±0.000，标高以下填充墙体均为蒸压粉煤灰实心砖MU10.填充墙（窗下墙）长度大于5.0m，墙中设钢筋混凝土构造柱。墙高超过4m时，墙体1/2高处设置与柱连接且沿墙长贯通的钢筋混凝土水平连系梁高240，同墙宽，配筋为4ɸ12，ɸ6@200。在墙顶应用标准砖侧转封砌，防止雨水灌漏渗透。所有水电的管道井，排气井内壁应用砌筑砂浆随砌随抹光。外墙装修做法：外墙装修选材与色彩详见立体图和外观效果图；外墙贴面砖做法详见03J930-1 14/94；外墙涂料墙面详见03J930-1 6/91；外墙找平层水泥砂浆均掺5%的防水剂。内墙（柱）饰面做法室内装修表。门窗顶部及框架梁圈梁，凡洞口小于或等于1200时，采用钢筋砖过梁，配筋3ɸ8两端伸入支座各250，洞口大于1200时，采用钢筋混凝土过梁。
