摘 要

现如今,伴随着中国经济猛烈的增长，房地产投资活动得到了快速发展。仅仅过去了十几年时间,房地产投资额已从20世纪末的不足5千亿,如今已迅速增加到10万多亿。对于国家经济尤其是地方经济投资而言房地产业在整个社会上的地位非常高，对经济起了极大的作用,但是很多复杂的问题也随着房地产投资活动的快速发展接踵而至,比方说房价上涨太快、市场供需不匹配,信贷危机等,它带给中国的房地产和金融市场,甚至对社会和国民经济和人民生活的各个方面的严峻挑战。在这种背景下,许多国家房地产调控政策已紧急出台和完善。去房地产泡沫和房地产市场的稳定发展是不变的基石,这对房地产项目的运作有比较大的影响，同时也增加了挑战的难度。我们只有在项目决策阶段多花时间精力去做好我们的工作,就是项目的可行性研究,只有这样我们才能顺利地完成一个健康和盈利的房地产项目。在可行性研究阶段房地产项目财务评价是其中的重中之重。我们知道,与一般的金融业或者制造行业的项目相比房地产投资项目有着非常独特的特点,他的主要特点是投资金额非常大、建设时间长、所承担的风险较大等等,这就说明了我们需在决策阶段就要做好规范仔细的财务评价，就要做好严谨科学的经济技术方案。项目财务评价,是由投资方合理运用定量与定性分析相结合的方法,确定项目的投资回报和财务的健康状况还有项目抵抗外界因素变化造成的风险的能力及随时的应变能力，为在项目的投资过程中决策提供关键的依据。

Abstract

Nowadays, with the rapid growth of China"s economy, real estate investment activities have developed rapidly.In just over a decade, real estate investment has risen from less than $500 billion at the end of the 20th century to more than $1 trillion today.For national economy, especially the local economy investment real estate industry status in the society as a whole is very high, played a great role on economy, but a lot of complicated problems also with the rapid development of real estate investment activities, for example prices rose too fast, the market supply and demand do not match, the credit crisis, etc., it brings China"s real estate and financial markets, even to the society and national economy and the challenge of every aspect of people"s life.In this context, many national real estate regulation and control policies have been urgently introduced and improved.The removal of the real estate bubble and the stable development of the real estate market are the invariable cornerstones, which have a great impact on the operation of real estate projects and also increase the difficulty of challenges.Only in the project decision-making stage can we spend more time and energy to do our work, which is the feasibility study of the project, so that we can successfully complete a healthy and profitable real estate project.In the stage of feasibility study, financial evaluation of real estate projects is the top priority.As we know, compared with general financial industry or manufacturing industry projects of real estate investment project has a very unique features, he is the main characteristic of investment amount is very big, long construction time, the risk is bigger, and so on, this means that we need in the decision-making phase will standardize the financial evaluation of carefully, will be rigorous scientific economic and technical scheme.Project financial evaluation is to determine the investment return and financial health of the project, as well as the project"s ability to resist risks caused by changes in external factors and its ability to respond to changes at any time by the investor through a rational combination of quantitative and qualitative analysis, which provides the key basis for decision-making in the investment process of the project.
