摘 要

随着2015年南京地铁三号线的开通，南京市浦口区发展迅速。近几年来，尤其是房地产行业发展很快，为浦口区的经济增长做出了重要贡献。但同时，随着浦口区房地产行业的快速发展，房地产市场的竞争日益激烈。结合当前房地产的经济政策和房地产市场的实际情况，对房地产项目进行财务评价是很有必要的。财务评价可以为融资决策、投资决策以及申请银行贷款提供一定依据，通过财务评价可以判断出该项目在财务上是否可行。项目财务评价是项目投资经济评价中的杠杆，财务评价的准确度是影响项目投资成败的关键。

Abstract

With the 2015 opening of the Nanjing subway line three, Pukou District of Nanjing city. The rapid development in recent years, especially the development of the real estate industry is very fast, has made an important contribution to Pukou economic growth. But at the same time, with the rapid development of Pukou real estate industry, the real estate market increasingly fierce competition with. The actual situation of the current real estate economic policy and the real estate market, the real estate project financial evaluation is necessary. The financial evaluation can provide a basis for the financing decision, investment decision and apply for bank loans, the financial analysis can determine the project in the financial feasibility of the project financial evaluation.
