摘 要

招标控制价是根据国家或省级、行业建设主管部门颁发的有关计价依据和办法，按设计施工图纸计算的，对招标工程限定的最高工程造价。招标控制价包括分部分项工程费、措施项目费、其它项目费、规费、税金。本设计的主要内容为南京市和谐花园住宅楼工项目招标文件与招标控制价的编制。

本设计从宿舍楼的设计施工图纸和有关资料入手，工程和谐花园工程，建筑地上层数十一层，剪力墙结构，梁板柱均为现浇，建筑面积约为8481.93m2，建筑地点冰冻深度-1.2m，设防烈度6度，二类场地，工程等级为三级。

根据《11G101-1、 2、3图集》和《建设工程工程量清单计价规范》的规则计算出钢筋、混凝土、装饰等各分部分项工程量，并列出工程量清单。在此基础上，按照辽宁省建设工程计价依据《A建筑工程计价定额》、《B 装饰装修工程计价定额》、《建设 工程费用标准》计算出相应的招标控制价，并列出招标控制价、工程量清单计价表以及综合单价分析表。最后，依据以上内容对本设计进行经济技术分析。工程总造价为7,565,855.68元元，每平米造价为902.42元。

Abstract

The bidding control price is the highest project cost defined for the bidding project, which is calculated according to the relevant pricing basis and method issued by the national or provincial, industry construction competent departments and the design and construction drawings. The bidding control price includes the cost of divisional and subdivisional works, measure items, other items, fees and taxes. The main content of this design is the compilation of bidding documents and bidding control price of Nanjing harmonious garden residential building project.

This design starts from the design and construction drawings and relevant data of dormitory building. The project is harmonious garden project. There are several layers of the upper floor of the building. The shear wall structure, beams, plates and columns are all cast-in-place. The building area is about 8481.93m2. The freezing depth of the building site is - 1.2m. The fortification intensity is 6 degrees. Class II site is class III.According to the rules of 11g101-1, 2 and 3 atlas and the code for valuation of bill of quantities of construction engineering, the quantities of steel bars, concrete, decoration and other subdivisional works are calculated, and the bill of quantities is listed. On this basis, the corresponding bidding control price is calculated according to Liaoning Province's construction project pricing basis, It is a construction project pricing quota, B decoration project pricing quota, construction project cost standard, and the bidding control price, bill of quantities pricing table and comprehensive unit price analysis table are listed. Finally, according to the above content, the economic and technical analysis of the design is carried out. The total cost of the project is 7565855.68 yuan, and the cost per square meter is 902.42 yuan.
