摘 要
房地产是作为一个人所生存和生活的基础和载体,房地产业则是我国当前宏观经济中的核心支柱产业。房地产市场的核心是住宅市场,由于住宅产业关联许多其他的行业,它的发展不仅带动了建材、冶金、纺织、化工、机械、交通、邮电通信、家电家具等许多行业的发展,还为这些产业提供了立足的场所,扩大了消费者群体对这些产业的社会需求,因此,保证房地产业的健康稳定的发展有着十分面巨大的挑战。毫无疑问的一点是,从长期发展的角度来看,我国房地产市场肯定会保持相应地增长态势。但我国的房地产业才起步不久,相比于其他已经发展了几十年几百年的发达国家,在房地产金融构建方面还很不成熟,而且我国经济从整体而言,正处于市场经济转型中期,由于国家政策,全面建设小康社会,目前的房地产行业供求关系很不平衡,市场还不完善。如何保持房地产业持续、健康、快速的发展,也成为一个新课题。房地产价格问题不仅关系到国民经济的持续健康发展,更关系到人民的切身利益和社会的稳定,党和国家对此高度重视。如何适应这种高涨发展态势,在房地产市场中建立既符合我国现实情况,又能遵循经济规律的市场机制迫在眉睫,也使得对影响房价变动的原因的研究具有重要的意义。
近年来,我国的房地产市场迅速增长,迅速成为消费和投资的热点。一些中大城市的房价迅速上涨。房价的迅速上涨使得一些城市难以购买住房,这在不同的社会圈子中引起了焦虑和不安。房子是人类生活的基本需求。住房问题不仅是经济问题,也是社会问题。了解房价的影响因素,以及有效控制房价,已经成为政府和科学家们关注的焦点。在我国,没有其他任何一个消费领域在经济发展、市场内需扩大和生活水平提高方面发挥了比房地产行业更大作用。因此,解决影响房地产价格的相关因素对于解决目前限制城市居民住房问题、刺激有效住房需求和刺激国民经济增长的问题具有重要的理论和现实意义。

Abstract
Real estate is the basis and carrier of a person's existence and life, and the real estate industry is the core pillar industry in China's current macro economy. Real estate market is the core of the housing market, housing industry association, as many other industries, it not only led to the development of building materials, metallurgy, textile, chemical industry, machinery, transportation, post and telecommunication, development of many industries, such as home appliances furniture, also for the industry based on the place, the social demand for these industries expanded consumer groups, therefore, It is a huge challenge to ensure the healthy and stable development of real estate industry. There is no doubt that from the perspective of long-term development, China's real estate market will certainly maintain a corresponding growth trend. But the real estate industry in China to start soon, compared to other has developed for decades in developed countries hundreds of years, in the building also is not very mature, real estate finance and economy in our country from the whole, are in the market, in the middle of the economic transformation because of national policy, building a well-off society in an all-round way, the current real estate supply and demand is not very balanced, the market is also imperfect. How to maintain the sustainable, healthy and rapid development of the real estate industry has also become a new topic. The problem of real estate price is not only related to the sustainable and healthy development of the national economy, but also related to the vital interests of the people and social stability, to which the Party and the state attach great importance. How to adapt to this upsurge development trend, in the real estate market to establish not only in line with the reality of our country, but also to follow the economic law of the market mechanism is imminent, also makes the reason of the impact of housing price changes has important significance.
In recent years, China's real estate market has achieved rapid development, the real estate rapidly become a hot spot of consumption and investment. Some large and medium-sized cities have seen a rapid rise in housing prices. This phenomenon has aroused the concern and anxiety of all walks of life. Dwelling is the basic need of human life. The housing problem is not only an economic problem, but also a social problem. It has become the focus of the government and scholars to make clear the influencing factors of the housing price and to effectively control the housing price. No area of consumption in China has the real estate industry played a greater role in developing the economy, expanding domestic demand in the market and improving people's living standards. Therefore, straightening out the relevant factors affecting real estate prices has important theoretical and practical significance for breaking the current housing problem restricting urban residents, cultivating effective demand of housing market and promoting the growth of national economy.

在拿到论文命题的第一周,导师对其手下的学生进行了分组,我与马硕,张其宇和潘羽共同负责汤臣一品项目的开发,导师对我们小组不同的成员进行了具体的任务分配,为每个组员分别指派了不同的工作方向,我的方向是财务分析。在拿到毕业设计任务书之后,我们小组四名成员一起收集基本资料、查阅相关文献,阅读了超过20篇相关论文,并完成了市场调查报告,将他散播出去进行一波市场调研,获取有利于我们进行毕业设计的最新的材料与市场情况,并将拿到手中的英语文献初步解读,并利用翻译工具有道翻译官完善英文翻译。在这期间,指导老师定期对我们制定的详细计划及调查问卷初稿进行了查看;对我们是否完善英文翻译进行了检查。
