摘 要
自从进入21世纪以来,我国房地产产业不断蓬勃发展,许多新的房地产政策也不断实施和出台,它的蓬勃发展对于我国特色社会主义和市场经济的大发展作出了巨大的贡献,对于国计民生也具有重要意义,成为新的国民经济增长点,是当代我国的支柱产业之一。本文主要是采用调查分析和对比性分析相结合的房地产实证统计分析方法,本文主要阐述了我市房地产事业发展的背景,区位环境,政策优势与该项目的一系列财务分析,效益评价等,阐述了项目建设的方案和组织安排形式。通过对南京市NO.2020G11地块及周边地区与小区的调查与研究,进行了一系列全面、科学、系统的评价分析,最终得出该项目合理的财务分析。该商业住宅小区建设于我市建邺区河西南部,该新建小区主要建设内容齐全,能满足人们的基本居住需求,其中包括:绿化区,住宅区,商业区,娱乐休闲区域,文化教育场所以及配套用房区域。建设期为三年。

“Shuanghuyaju” real estate project feasibility study report Abstract
Since entering the 21st century, China's real estate industry has been developing vigorously, and many new real estate policies have been implemented and introduced. Its vigorous development has made great contributions to the development of socialism with Chinese characteristics and market economy, and is also of great significance to the national economy and the people's livelihood. It has become a new growth point of national economy and one of the pillar industries in contemporary China. This paper mainly adopts the real estate empirical statistical analysis method of combining investigation analysis and comparative analysis. This paper mainly expounds the background, location environment, policy advantages of the real estate development in our city, a series of financial analysis and benefit evaluation of the project, and expounds the scheme and organizational arrangement form of the project construction. Through the investigation and research of Nanjing no.2020g11 plot and its surrounding areas and communities, a series of comprehensive, scientific and systematic evaluation and analysis are carried out, and finally the reasonable financial analysis of the project is obtained. The commercial residential area is built in the south of Hexi in Jianye District of our city. The main construction contents of the new residential area are complete, which can meet the basic living needs of people, including: green area, residential area, commercial area, entertainment and leisure area, cultural and educational places and supporting housing area. The construction period is three years.
