摘 要

近年以来，BIM广联达软件作为一项重要的建筑模型技术，在建设工程行业的应用愈发成熟，BIM 技术也在不同的领域内得到充分运用，其优势十分明显。BIM 技术是实现快速对建设工程招标控制价调整的重要手段；招标控制价文件编制质量的优劣直接影响到建筑工程招标方投入的资金能否得到全面、合理、充分的利用，从而关系到整个工程的建设能否获得最大化的经济效益和社会效益。因此BIM技术开始全面应用于招标控制文件编制。

本次毕业设计内容我结合了大学期间学习到的工程造价专业相关知识内容，经历了为期共16周的不懈努力后完成。我所选取的工程对象是五层天虹商住楼，该工程为框架式结构，总建筑面积达2661.77平方米。建立了BIM钢筋与土建模型后，导出了相应招标控制价文件，并将结果与手算的首层工程量进行对比。按照东南大学成贤学院的毕业设计任务书中的要求，我最后完成的工作成果包含了天虹商住楼的BIM土建钢筋模型、天虹商住楼首层所有图元的工程量手算稿、天虹商住楼工程招标控制价文件编制。

Preparation of bid control price documents for Tian Hong commercial and residential buildings based on BIM

Abstract

In recent years, BIM Guanglianda software, as an important architectural modeling technology, has been increasingly applied in the construction engineering industry. BIM Technology has been also wide range used in many fields, and its advantages are very obvious. BIM Technology is an significant methods to adjust the bidding control price of construction project quickly;The quality of bidding control price documents directly affects whether the funds invested by the bid inviter can be fully, reasonably and fully utilized.Therefore, the construction of the most project is about the greatest economic and social benefits.So BIM Technology has been a large number of applications in the preparation of bidding control documents.

The content of this graduation project is based on the relevant knowledge of engineering cost learned in the University,The BIM civil engineering, reinforcement calculation software and pricing software of Guanglianda are used in,It was completed after 16 weeks of unremitting efforts.The project object I selected is a five story Tian Hong commercial and residential building, which is a frame structure with a total construction area of 2661.77 square meters.After the BIM reinforcement and civil engineering model are established, the corresponding bidding control price documents are derived, and the results are compared with the first floor quantities calculated by hand.According to the requirements of the graduation project assignment in Southeast University Chengxian College，My final work results include the BIM civil reinforcement model of Tian Hong commercial and residential building,Tian Hong commercial and residential building at the first floor of all maps of the amount of manual calculations,Bidding control price document of Tian Hong commercial and residential building.

毕业设计综述

第一章 工程概况

1 基础结构

本工程基础采用截面为四棱锥台形柱下独立基础，材料为钢筋混凝土，混凝土强度等级为C25。

2 主体结构

（1）本工程采用钢筋混凝土框架结构体系。

（2）工程地上共有五层，第一层为商品用房，其余层为住宅。
