基于BIM的光华苑工程招标控制价文件编制

摘 要
BIM是“建筑信息模型”的简称,指通过数字信息平台,对建筑物全生命周期的所有真实信息进行仿真模拟。简单说来,BIM就是通过数字化技术,在计算机中建立一座虚拟建筑,一个建筑信息模型就提供了一个完整的建筑信息库。随着建筑行业的不断向前发展,对关于建筑的资源及信息管理要求也不断提高。BIM的出现和发展,将大大方便对建筑信息资源进行管理。当前,BIM技术在建筑业的运用越来越多,设计行业,估价行业正在进行着第二次技术变革。目前国内流行的BIM软件如广联达,以搭建3D模型为基础,快速建模,算量计价。本论文介绍了用BIM建模的所选工程光华苑的工程概况,在拟定的案例项目图纸的基础上,结合BIM招标工程量清单文件和招标控制价文件资料,完成BIM招标阶段相关文件编制,以及建模过程的描述,并对过程进行了总结,表达了自己的收获与体会。通过广联达计价软件完成了招标控制价文件的编制。通过广联达BIM招投标软件,编制完整的招标策划文件,招标工程最清单及招标控制价文件内容,通过广联达标书编制软件,编制完整的招标文件,内容须包括封面、目录、工程量清单报表等。文中也对传统手算与使用BIM进行计价进行了比较与研讨,在后文提出两者优缺点的思考。并通过查阅大量文献,提出了自己对BIM对未来招标文件编制发展的见解。

BIM-based bidding control price documents for Guanghuayuan
Abstract
BIM is the abbreviation of “Building Information Model”, which refers to the simulation of all real information of the whole life cycle of a building through the digital information platform. Simply put, BIM is to build a virtual building in a computer through digital technology, and a building information model provides a complete building information database. As the construction industry continues to evolve, the resources and information management requirements for buildings continue to increase. The emergence and development of BIM will greatly facilitate the management of building information resources. At present, BIM technology is increasingly used in the construction industry. The design industry and the valuation industry are undergoing a second technological change. At present, the popular BIM software in China, such as Guanglianda, is based on the construction of 3D models, rapid modeling, and calculation of pricing. This paper introduces the engineering overview of the selected project Guanghuayuan modeled by BIM. Based on the drawings of the proposed case project, combined with the BIM bidding quantity list file and the bidding price document, the relevant documents of the BIM bidding stage are completed. And the description of the modeling process, and the process is summarized, expressing their own gains and understanding. The preparation of the bidding control price document was completed by Guanglida pricing software. Through Guanglianda BIM bidding software, compile complete bidding planning documents, bidding project list and bidding price document content, and complete the bidding documents through Guanglianda bidding software, including the cover, catalogue and engineering quantity. List reports, etc. The paper also compares and discusses the traditional hand calculation and the use of BIM for pricing, and then puts forward the advantages and disadvantages of both. And by consulting a large number of documents, I put forward my own views on the development of BIM"s future bidding documents.
