摘 要

近几年来，随着物流行业在国内外迅速发展，物流水平和发展质量己成为影响中国整个经济和社会发展的重要特征，成为各区域的经济发展的支柱产业之一。适合区域物流要求的、满足需要的物流园区会带动当地物流产业的快速发展各城市对物流园区的建设日益重视。然而，物流园区的建设和作用的发挥，首先在建设时期就需要开展合理规划，对物流园区功能分区进行整体的布局。

本文通过运用定性分析和定量计算相结合的方法，在现有大量国内外相关文献的基础之上，对林凯物流园区功能区的布局规划进行探讨。论文首先对林凯物流园区的布局现状进行分析，找出园区存在的问题并且进行研究，结合园区实际运作对功能区的定位提出一些改进；然后在对物流园区需求量进行预测的，分析物流园区各功能区的面积，并且根据各功能区之间的关系密切程度以及园区实际状况对物流园区功能区进行布局规划，得出了符合未来需求的布局方案，并进行讨论和总结，最后提出展望。

Abstract

In recent years, with the rapid development of the logistics industry at home and abroad, the level of logistics and the development of quality has become an important feature China influence the whole economic and social development, has become one of the pillar industries in regional economic development. Suitable for regional logistics requirements, meet the needs of the logistics park will promote the rapid development of the local logistics industry. However, the construction of logistics park and the role of the play, first of all in the construction of the need to carry out the rational planning of the logistics park functional layout of the overall layout.

In this paper, through the use of qualitative analysis and quantitative calculation method, based on a large number of domestic and foreign literature, the paper discusses the layout of the functional area of the logistics park. Firstly, the layout situation of Lin Kai logistics park are analyzed, and find out the existing problems and Research Park, combined with the actual operation of the park and puts forward some improvement on the function orientation; then carries on the forecast to the logistics park demand analysis, the function areas in logistics park area, and according to the different function area closely the relationship and the actual status of park function areas in logistics park layout planning, the layout scheme meets the future needs, and discussed and summarized, and finally puts forward some suggestions.

第一章 绪 论

1.1 研究背景

随着经济全球化的发展，物流业在国民经济中的地位也日益突出，逐渐成为全世界各国的经济发展的重要组成部分。由于经济全球化，各个国家、企业的竞争更加激烈，如何提高物资流通效率以及节约流通成本也显得更加重要，逐渐成为了企业的利润来源之一。随着物流的发展，物流园区的布局与规划也影响着区域经济的快速发展。

物流园区是经济社会特别是物流业发展到一定阶段的必然产物，相继出现在日本、德国等物流发展较为发达的国家和地区。在日本，物流园被称为物流团地，是政府为缓解城市交通拥挤，降低物流成本，减轻环境压力，保持产业凝聚力，顺应产业发展的需求而出现的。日本通常采用的做法是在郊区主要交通干道设置开辟的专用地，逐步完善物流需要的各种基础设施，并提供各项优惠政策来吸引企业；在德国则被称为货运村，在一定的区域范围内，所有有关商品的运输、物流及配送活动都通过货运村内相关的经营者实现，并且需要拥有更适宜的多样性运输模式。物流园区的出现促进了日本、德国等发达国家物流业的的快速发展，而在我国，物流业的发展起步较晚，在经济发达的城市已经开始了积极的探索和尝试，首先出现的物流基地是从事专业物流产业、具有公共公益性的相对集中的独立区域；随着物流业的发展，物流园区的建设也逐渐起步，在各个城市都先后出现了一定规模的物流园区，正在积极发展的过程中。
