摘 要

众所周知，现代物流业的发展十分快速，同时带动着我国物流园区发展。伴随着快速发展的脚步，许多问题也初现端倪。在我国的许多物流园区，忽视了经营和管理，而是单纯的追求物流园区的规模。而物流园区的数量在不断增加，它们之间的竞争也越加的激烈。因此建立比较完善的物流园区竞争力评价模型，从而提高物流园区的竞争力已成为亟待解决的问题。

本文通过收集以及调查相关的物流园区的资料，对物流园区竞争力进行了一定的了解，然后分析物流园区竞争力的影响因素，构建评价指标，选择评价方法，从而最终建立了物流园区竞争力评价模型。从经济水平，基础设施和信息化建设，区位和交通条件等方面，使用TOPSIS分析法和层次分析法结合的评价方法进行案例分析，希望能进一步提升物流园区的总体竞争力，促进物流园区发展。

Logistics Park competitiveness evaluation model construction

Abstract

As we all know, the development of modern logistics industry is very fast, while driving the development of China"s logistics park. With the rapid pace of development, many problems have emerged. In many of our logistics park, ignoring the operation and management, but the pursuit of the scale of the logistics park. While the number of logistics parks are increasing, the competition between them has become increasingly fierce. Therefore, it is urgent to establish a relatively perfect evaluation model of logistics park competitiveness, so as to improve the competitiveness of logistics park.

By collecting and investigating the related information of the logistics park, logistics park for the competitiveness of a certain understanding, then we analyze the factors affecting the competitiveness of the logistics park construction, evaluation index, evaluation methods, and thus establish the evaluation model of the competitiveness of logistics park. From the economic level, the construction of infrastructure and information, location and traffic conditions, the evaluation method combined with TOPSIS analysis method and hierarchical analysis method of case analysis, hoping to further enhance the overall competitiveness of the logistics park, to promote the development of logistics park.

第一章 绪 论

1.1 研究背景及意义

本文的研究背景是：物流园区也叫物流基地、物流团地等等。首次出现在东京，日本。是为了顺应物流业发展的潮流，解决城市交通拥堵、功能障碍的问题。从1998在深圳平湖物流园区的建设的开始，在中国物流园区的建设也进入了一个繁荣阶段。但是其中仍然存在很多问题，一方面是我国物流园区资源存在比较大的浪费,另一方面是缺少专业化的物流供给能力。因此提高物流园区竞争力已成为各物流园区的迫在眉睫的事情,但是,目前只有较少的有关物流园区竞争力的理论研究，也没有比较完善的评价理论支撑体系。

本文研究的意义是：使物流园区进一步加深对竞争力评价的认识,分析物流园区之间的竞争原理以及物流园区竞争力的影响因素，更深入的了解物流园区竞争力方面的内容。本文将通过物流园区竞争力评价指标的选择和建立,选择合适的评价方法，从而构建物流园区竞争力评价模型。

1.2 研究内容及方法

本论文主要工作为旨在通过对下列问题进行探讨，为提高我国物流园区竞争力构建良好的评价模型：

（1）物流园区竞争力影响因素分析。本文从竞争力的特征的表现的3个方面：多层次性和复杂性、价值性以及延伸性；物流园区竞争力的特点：价值性、宏观性以及“零效应”性质；以及物流园区核心竞争力的3个表现方面：环境方面、园区方面、入驻园区企业方面着手研究分析。最终分析出具体的几个影响因素表现方面：基础设施及信息化建设、政策环境、管理运营模式等等。
